The island

A barrier island with two kinds of water.

Singer Island sits between the Atlantic Ocean and the Lake Worth Lagoon, the Intracoastal Waterway, in the City of Riviera Beach (ZIP 33404), with the Town of Palm Beach Shores at its southern tip. The Blue Heron Bridge connects it to the mainland, and John D. MacArthur Beach State Park closes the north end, so the island cannot grow.

The ocean side is a line of condominium towers on North Ocean Drive, from the Ritz-Carlton Residences in the south to the older buildings near the park. The lagoon side is where the houses are: Palm Beach Isles, Yacht Harbor Manor, Yacht Harbor Estates and Pine Point, on canals and points with docks behind them. The Palm Beach Inlet opens to the ocean at the south end, which is why boats of 60, 80 and 100 feet live behind houses here.

Singer Island is Palm Beach County's quieter waterfront. Palm Beach and Jupiter get the attention; buyers who want a dock they can actually use, and a condo with the ocean under the balcony, keep ending up here.

Boats

Where a 100-foot yacht can live at home.

Most of Palm Beach County's waterfront is behind a fixed bridge or a shallow canal. Singer Island's lagoon side is not: Palm Beach Isles, Yacht Harbor Manor and Lake Drive have ocean access with no fixed bridges, and the Palm Beach Inlet is minutes away by water. Point lots on Lake Drive hold vessels of up to 100 feet on private docks, with lifts for the tender.

For owners who keep the big boat elsewhere, Sailfish Marina in Palm Beach Shores is at the south end of the island, and the Riviera Beach marina district sits across the Blue Heron Bridge. When David lists a waterfront house, the dock comes with a spec sheet: usable length, depth at the dock and in the channel at mean low water, lift capacity, shore power and the run time to the inlet, because that is what a boat owner asks first.

Currently offered privately: 2775 Lake Drive, a point lot with 159 feet of frontage and dockage for a vessel up to 100 feet.

From New York and Connecticut

Buying from the Northeast, with one advisor on both ends.

Many Singer Island buyers arrive from Westchester, Long Island, Greenwich and North Jersey, often with a house to sell at home first. David is licensed in Florida, New York and Connecticut, with Coldwell Banker offices in Greenwich and Rye as well as Palm Beach Gardens, so the sale up north and the purchase here run as one plan rather than two.

He also publishes the figures buyers compare: the Palm Beach County, Westchester and Greenwich market reports are updated as each release comes out.
