The headline numbers
According to the Greenwich Multiple Listing Service, there were 150 single-family closings in the third quarter of 2026, down 6.8% from 161 a year earlier. The median sale price rose 10.5% to $3,368,790 from $3,050,000, and average time on the market fell to 38 days from 56.
September snapshot
September alone saw 38 single-family closings, up 22.58% from 31 a year earlier, at a median of $2,942,500, up 8.98% from $2,700,000. Sellers received 104.9% of list price, up from 101.1%. Average days on market in September was 40, up from 31.
Active single-family inventory at the end of the month stood at 124 homes, down 2.4%, while new listings rose 11.43% to 78.
What the numbers suggest
A quarter in which homes sold faster and at higher prices, followed by a September of closings above list price, suggests competitive conditions for well-priced homes even as inventory stays lean. Because Greenwich spans waterfront estates, in-town properties and Back Country acreage, a town-wide median says little about any individual home, and pricing and presentation matter more than ever.
