The headline numbers

Single-family homes in Westchester County sold at a median price of $1,200,000 in the third quarter of 2026, up 10.1% from $1,090,000 in the third quarter of 2025. Closed sales slipped 2.2%, from 1,597 to 1,562.

Neighboring counties

North of Westchester, Putnam County’s single-family median rose 3% to $625,500 on 242 sales, down 3%. Dutchess County’s median rose 10.2% to $551,000 on 561 sales, down 1.9%. In Dutchess, increased inventory has given buyers more leverage, with homes taking somewhat longer to sell.

What the numbers suggest

Rising prices on slightly fewer closings is the pattern typical of a supply-constrained market, and the Houlihan Lawrence report points to limited inventory in Westchester. For sellers, that favors well-prepared, accurately priced homes. For buyers, it rewards readiness: financing in place and clear priorities before the right property appears.
