Two markets on one island

Singer Island is really two markets. The 52 single-family sales, most of them on the Intracoastal canals of Palm Beach Isles, Yacht Harbor Manor and Palm Beach Shores, sold at a median of $1,520,000, or $796 per square foot, in a median of 37 days. Half of the houses with a recorded listing period went under contract within 30 days.

The 182 condo sales tell a different story. The median condo sold for $874,500, or $542 per square foot, after 100 days on the market, and 50 of the 162 condos with a recorded listing period took more than six months to sell. Condo sales rose in number (182 against 175) but the median price fell 10.8%, in part because more of the sales came from the older buildings below $1 million.

Sales of $2 million and up rose from 53 to 66, and seven homes closed above $5 million. The largest single-family sales were a $6,625,000 house on Lake Drive in Palm Beach Shores (a 1,686 square foot home that sold for its land), 1010 Pine Point Road at $6,460,000, 1180 Bimini Lane at $6,000,000, 3025 Lake Drive at $5,725,000, 1140 Powell Drive at $5,100,000 and 1021 Coral Way at $5,050,000. 1140 Powell Drive was David Custons’ sale, and it closed with no days on the open market.

Palm Beach Shores recorded 14 house sales at a median of $1,422,500, and Pine Point Road, the island’s deep-water enclave, recorded two sales at a median of $4,305,000.

What is for sale now

On October 22, 2026 there were 185 homes listed for sale on Singer Island and in Palm Beach Shores: 19 single-family homes at a median asking price of $3,300,000, and 159 condos at a median of $949,000. Against the past year’s pace that is about four and a half months of single-family supply and about ten months of condo supply. Thirteen of the 19 houses are asking $2 million or more, and the four priciest ask $6 million to $8.2 million, so the top of the house market has more choice than it has had in two years.

What the numbers suggest

For sellers of waterfront houses, demand is real and quick: price to the recent canal sales rather than to the asking prices around you, and expect the first 30 days to decide the outcome. For condo sellers, the building matters more than the island average. Amrit, the Ritz-Carlton Residences, Oceans Edge and VistaBlue trade above $1,000 per square foot with buyers waiting; the older towers are competing with ten months of supply, and a unit that is not priced against the last three sales in its own building will sit.

For buyers, the condo side offers the most negotiating room in years, and the single-family side rewards being ready: the best canal homes went under contract in weeks, and several of the largest sales never reached the open market.
