The headline numbers

Single-family homes in Palm Beach County sold at a median price of $656,000 in September 2026, up 6.67% from $615,000 in September 2025. Closed sales slipped 2.67%, from 1,163 to 1,132, while single-family dollar volume grew 17.59% to $1.5 billion. The median seller received 95% of the original list price.

Zoom out and the long view is just as striking: the single-family median price has risen 191.6% since 2010, from $225,000 to $656,000.

The top of the market is setting records

Through September, the county recorded 21 single-family and condominium sales of $30 million or more, matching the total for all of 2025. The association projects 28 such sales by year-end, which would beat the previous annual record by about 27%.

Sales of $10 million and above are also at an all-time high: 179 single-family and condominium sales through October 14, the most in a calendar year in county history.

What the numbers suggest

Dollar volume grew far faster than either the median price or the number of sales. That pattern points to higher-priced transactions carrying more of the total, which fits the record pace at the top of the market. At the same time, a median sale at 95% of original list price suggests that many homes still trade below their first asking price, so pricing a property accurately from day one remains the biggest lever a seller controls.

For individual owners and buyers, a county-wide median is only a starting point. David Custons looks past the headline to the property itself: its structure, its systems and the capital improvements that shape what it can command.
